What Goes Wrong in Newer Crowborough Homes

The town stands on high ground in the Weald, with newer housing spread around an older centre. A modern installation is not a trouble free one. When we are called out to a newer house, the fault is rarely age. It is far more often how the first work was finished, how the circuits have been loaded, or what has been added to them since the place was built.

Newer boards are full of RCDs and RCBOs, and that changes how a fault shows itself. Instead of a blown fuse you get a board that trips, sometimes at night, sometimes only when the shower or the immersion runs. On exposed ground like this, a damp outside light or a soaked garage circuit is a common cause, along with a borrowed neutral or a nail through a cable. Tracing it means testing circuit by circuit, not guessing.

Newer houses here also take on load they were never wired for. An EV charging point on the drive, solar panels on the roof, a garden office at the far end of a garden: all of it lands on a supply sized for the house as it was first built. We check the main earthing and bonding, the tails and the spare ways at the board before anything is added, then certify what we install.

How a Call Out Runs, Start to Finish

The calls that come in from around the town cover all sorts: a family left with no power on a Sunday, a landlord whose tenant has reported a burning smell, a shop or a small unit that cannot trade with half the lighting out. The phone is answered twenty four hours a day, every day of the year, so there is always someone to speak to about a fault, whatever the hour or the date.

A job starts with making the installation safe, then finding the cause. In older property nearer the middle of town, that often means an ageing fuse board, fuse wire rather than MCBs, or wiring that has been extended more than once. Where a repair cannot be finished there and then, a circuit is isolated so the house keeps light and heat in the meantime. You are told what has been found and what it will cost before work begins.

Work around Crowborough is not all in the town itself. A good deal of it is down country lanes and out towards the forest, where supplies are often overhead and a storm can put a run of houses out at once. Part of the job is telling a fault on the network from a fault inside your own installation, so the problem goes to whoever is responsible for putting it right.

Our process

How We Work, from First Visit to Final Certificate

  1. 01

    Your Call, Day or Night

You can call us at any hour, every day of the year, including bank holidays. In an emergency we ask what has stopped working and whether anything is hot, sparking or smelling of burning, and tell you what to switch off until we arrive. Booked work, from a landlord certificate to solar panels or EV charging, starts on the same call.

  2. 02

    Arrival & Making Safe

A Part P registered and fully insured engineer attends and makes the installation safe before anything else. Where there is a risk, the affected circuit or your fuse board is isolated, and anything that cannot be put right straight away is left in a safe condition. Planned work follows the same rule: circuits are proved dead before they are worked on.

  3. 03

    Diagnosis by Testing, Not Guesswork

We work from readings rather than assumptions. Testing can include continuity, insulation resistance, polarity, earth fault loop impedance and RCD testing. The results show where a fault sits, what an installation can safely take, and whether a problem is inside your property or on the incoming supply, which belongs to the distribution network operator and is reported free on 105.

  4. 04

    Your Options & the Cost

Before any repair or installation begins, we explain the options: what needs doing now, what can safely wait, and whether repair or replacement is the sensible choice. Quotes are free and carry no obligation, and nothing goes ahead until you agree the price, so there are no call-out surprises. If parts or a return visit are needed, we tell you then.

  5. 05

    Carrying Out the Work

The same qualified engineers who took your call carry out the work, whether that is an overnight repair, a fuse board replacement, new lighting, smoke and heat alarms, a rewire, an inspection, solar panels or an EV charging point. It is done to the current wiring regulations, with cables and accessories fixed securely and neatly, and disruption kept to a minimum.

  6. 06

    Final Testing & Certification

Before we leave, the work is tested and checked in operation, and the working area is left tidy. You are told plainly what was done and anything worth keeping an eye on. Certification is supplied where the work calls for it, so you hold a written record of what was carried out and the results of the testing.
