Flats and conversions
Flats make up a good deal of the housing in St Leonards-on-Sea: tall terraces facing the sea, divided floor by floor, along with later blocks built as flats from the start. Wiring in a converted house rarely follows the plan you expect. Circuits cross between flats, a light on the landing is fed from somewhere else entirely, and the board serving your rooms may sit behind a cupboard door two floors down.
When the power goes off in one flat and not the rest, the first job is working out where the supply divides. Some buildings have a landlord supply feeding stairwells, entry systems and outside lights, metered separately from the flats. We trace which side of that division the fault sits on before anything is disturbed, then explain what has been found and who is likely to be responsible for putting it right.
Access is the other half of it. If the meters and boards sit in a locked communal cupboard, or the fault is on a circuit nobody in the building claims, work stops until a key turns up. So it helps to say who holds it when you call. St Leonards-on-Sea runs into Hastings without a break, and plenty of people are unsure which name their address takes: either one reaches the same firm.
What we do
24/7Available 24 hours a day, 7 days a week, with a fast response across the South East. We make the installation safe first, then explain the repair and the cost before any work starts.
Learn more
We specialise in finding and fixing electrical faults, tripping circuits and power loss. Faults are traced by systematic testing rather than guesswork, so the repair holds.
Learn more
Reliable installation and repair of internal and external lighting systems, from downlights and replacement fittings to garden, security and outside lighting.
Learn more
Full and partial electrical rewiring for houses and flats across the South East. Work can be staged room by room to limit disruption, and the property is left tested and certified.
Learn more
New fuse boards fitted, also known as fuse boxes, consumer units or consumer boards. A modern board adds RCD protection and makes future faults far easier to isolate.
Learn more
Supply, installation and testing of mains powered smoke and heat alarms, including interlinked systems for rented properties and new installations.
Learn more
Electrical Installation Condition Reports for rented and residential premises throughout the South East. We can arrange access with your tenants directly and return the report promptly.

Our in-house team can design, install, commission and maintain Solar PV installations of all sizes, covering the whole job from roof survey through to inverter and battery set-up.
Learn more
Domestic and commercial car charger installations. We check the incoming supply can carry the load and position the unit to suit where you park.
Learn moreHow jobs run
The calls come from leaseholders, private landlords, letting agents and managing agents, and from owners of whole houses on the slopes behind the seafront, divided into flats long ago. Some are one job in one flat: a dead ring final circuit, an RCD that will not stay in, a shower that trips the moment it heats. Others are a run of EICRs through a building let flat by flat, arranged with the agent so tenants have proper notice.
Older conversions throw up the same things again and again: earthing and bonding that was never brought up to date when the house was divided, rewirable fuses still sitting in a cupboard, spurs added off spurs, and rubber insulated cable left in the lighting long after the sockets were redone. Salt air is hard on outside fittings as well, so exterior lights and entry panels near the seafront corrode sooner than they would inland.
Work runs the same way whether it is a communal landing or a top floor flat: test first, explain what has been found, price the job before anything is taken apart, and leave certification behind. The same cover reaches Hastings, Ore, Bexhill-on-Sea and Battle, so a landlord with flats in St Leonards-on-Sea and houses in the towns either side deals with one firm rather than three. The phone is answered 24 hours a day, every day of the year.
Our process
You can call us at any hour, every day of the year, including bank holidays. In an emergency we ask what has stopped working and whether anything is hot, sparking or smelling of burning, and tell you what to switch off until we arrive. Booked work, from a landlord certificate to solar panels or EV charging, starts on the same call.
A Part P registered and fully insured engineer attends and makes the installation safe before anything else. Where there is a risk, the affected circuit or your fuse board is isolated, and anything that cannot be put right straight away is left in a safe condition. Planned work follows the same rule: circuits are proved dead before they are worked on.
We work from readings rather than assumptions. Testing can include continuity, insulation resistance, polarity, earth fault loop impedance and RCD testing. The results show where a fault sits, what an installation can safely take, and whether a problem is inside your property or on the incoming supply, which belongs to the distribution network operator and is reported free on 105.
Before any repair or installation begins, we explain the options: what needs doing now, what can safely wait, and whether repair or replacement is the sensible choice. Quotes are free and carry no obligation, and nothing goes ahead until you agree the price, so there are no call-out surprises. If parts or a return visit are needed, we tell you then.
The same qualified engineers who took your call carry out the work, whether that is an overnight repair, a fuse board replacement, new lighting, smoke and heat alarms, a rewire, an inspection, solar panels or an EV charging point. It is done to the current wiring regulations, with cables and accessories fixed securely and neatly, and disruption kept to a minimum.
Before we leave, the work is tested and checked in operation, and the working area is left tidy. You are told plainly what was done and anything worth keeping an eye on. Certification is supplied where the work calls for it, so you hold a written record of what was carried out and the results of the testing.
