Landlords and agents
Let and managed property makes up a steady part of the work around Angmering, and a fault in a rented home runs differently from one in an owner occupied house. The person standing in the kitchen with no power is rarely the person who authorises the spend. So the order stays the same: make the installation safe, establish what has actually failed, then set out the repair to whoever is paying for it.
Access is usually the awkward part. We are used to working around a tenant's hours and to key safes, and the agents we deal with look after property right along the coastal strip, so the person holding the keys may be miles away. Tell us when you book who has the keys and who the report goes to. Afterwards the landlord or agent gets a clear account of what was found, what was done and anything left outstanding.
Certificates are the other half of it. A rented home in England needs a satisfactory EICR at least every five years, with a copy given to the tenant, and a change of tenancy is the natural point to have it done. Where the inspection turns up remedial work, you get the coded items explained in plain terms and a quote for putting them right, free and with no obligation, rather than a list you have to decode.
What we do
24/7Available 24 hours a day, 7 days a week, with a fast response across the South East. We make the installation safe first, then explain the repair and the cost before any work starts.

We specialise in finding and fixing electrical faults, tripping circuits and power loss. Faults are traced by systematic testing rather than guesswork, so the repair holds.
Learn more
Reliable installation and repair of internal and external lighting systems, from downlights and replacement fittings to garden, security and outside lighting.
Learn more
Full and partial electrical rewiring for houses and flats across the South East. Work can be staged room by room to limit disruption, and the property is left tested and certified.

New fuse boards fitted, also known as fuse boxes, consumer units or consumer boards. A modern board adds RCD protection and makes future faults far easier to isolate.

Supply, installation and testing of mains powered smoke and heat alarms, including interlinked systems for rented properties and new installations.

Electrical Installation Condition Reports for rented and residential premises throughout the South East. We can arrange access with your tenants directly and return the report promptly.

Our in-house team can design, install, commission and maintain Solar PV installations of all sizes, covering the whole job from roof survey through to inverter and battery set-up.

The housing here runs from older village properties, where the wiring has been altered and extended over decades, to newer homes built out around them that had a modern consumer unit from the start. In the older stock it tends to be tired rewirable fuse boards, missing earthing and bonding, and circuits asked to carry more than they were built for. In the newer stock it is more often one failing accessory tripping an RCD.
A call-out starts with testing rather than guessing. Insulation resistance and continuity readings at the fuse board narrow a fault to a circuit, then to the accessory or cable causing it. On the coastal plain the trail often ends outside, at a garage supply, an outside socket or garden lighting worn by damp and salt air. Where a part has to be ordered, healthy circuits go back into use and the affected one stays isolated until the return visit.
Angmering sits on the coastal plain between Littlehampton and Worthing, with the Downs behind it, and the same coverage takes in Rustington, East Preston and Arundel. CK Electrical is family run and Sussex based. Planned work is booked to suit you, whether that is a fuse board change, extra sockets, lighting, EV charging or a full rewire, and the emergency line is answered 24 hours a day, every day of the year, including nights, weekends and bank holidays.
Our process
You can call us at any hour, every day of the year, including bank holidays. In an emergency we ask what has stopped working and whether anything is hot, sparking or smelling of burning, and tell you what to switch off until we arrive. Booked work, from a landlord certificate to solar panels or EV charging, starts on the same call.
A Part P registered and fully insured engineer attends and makes the installation safe before anything else. Where there is a risk, the affected circuit or your fuse board is isolated, and anything that cannot be put right straight away is left in a safe condition. Planned work follows the same rule: circuits are proved dead before they are worked on.
We work from readings rather than assumptions. Testing can include continuity, insulation resistance, polarity, earth fault loop impedance and RCD testing. The results show where a fault sits, what an installation can safely take, and whether a problem is inside your property or on the incoming supply, which belongs to the distribution network operator and is reported free on 105.
Before any repair or installation begins, we explain the options: what needs doing now, what can safely wait, and whether repair or replacement is the sensible choice. Quotes are free and carry no obligation, and nothing goes ahead until you agree the price, so there are no call-out surprises. If parts or a return visit are needed, we tell you then.
The same qualified engineers who took your call carry out the work, whether that is an overnight repair, a fuse board replacement, new lighting, smoke and heat alarms, a rewire, an inspection, solar panels or an EV charging point. It is done to the current wiring regulations, with cables and accessories fixed securely and neatly, and disruption kept to a minimum.
Before we leave, the work is tested and checked in operation, and the working area is left tidy. You are told plainly what was done and anything worth keeping an eye on. Certification is supplied where the work calls for it, so you hold a written record of what was carried out and the results of the testing.
